Junk Removal for Arlington Condos and Apartments: A Building-Ready Checklist

Getting furniture and clutter out of a Clarendon, Ballston, or Rosslyn building takes more planning than a house. Use this checklist to sort out elevators, loading docks, parking, and building rules before pickup day.

Check with your building management first

Many Arlington apartment and condo buildings, especially the mid-rise and high-rise buildings along the Rosslyn–Ballston corridor, have rules about when large items can be moved and who can do it. Before booking a pickup, ask the front desk or property manager about move windows, elevator reservations, and any paperwork they need from outside contractors. Some buildings ask vendors for a certificate of insurance, so find out early and share the building's requirements with your hauler.

Reserve the freight or service elevator

Sofas, mattresses, dressers, and boxes of clutter move much faster when the crew has a dedicated elevator. If your building uses a freight elevator or padded service elevator, reserve a time slot that leaves some buffer before and after the scheduled pickup. Mention the reservation window when you request a quote so the job can be planned around it.

Plan where the truck will park

Street parking near Metro stations and busy blocks in Clarendon, Ballston, and Rosslyn can be tight. Ask whether your building has a loading dock, garage clearance limits, or a designated loading zone. Telling the hauling company exactly where to park and how far items must travel from your unit to the truck helps avoid delays on pickup day.

Measure the big pieces and the path out

Large sectionals, sleeper sofas, and solid wood furniture can be hard to fit through apartment doors, tight hallways, and elevator cabs. Measure the largest items along with the doorways and elevator opening. If something came in disassembled, it may need to go out that way too. Note any pieces that may need to be taken apart, so the crew can bring the right tools.

Group everything in one place if you can

Moving smaller items, bags, and boxes near the door before the crew arrives shortens the time spent in hallways and elevators. Keep the things you are keeping in a separate room or clearly labeled so nothing gets mixed up. Take photos of the pile and of any large items that are staying in place until the crew moves them.

Protect shared spaces and your deposit

Shared hallways, lobby floors, and elevator walls can get scuffed during a move-out. Ask whether your building requires elevator pads or floor protection, and leave enough time to do a final walk-through of your unit after the items are gone. A clear, empty unit makes the move-out inspection easier.
